Biography of Richard Joseph Spinelli, Richard J. Spinelli
Contents
Richard Joseph Spinelli, who also appears in some records as Richard J. Spinelli, is the cofounder of Sandhills Real Estate, a student housing company based in the Bronx, New York. He started the company in 2020, and since 2022 it has bought and renovated houses and apartments within walking distance of the Rose Hill campus of Fordham University.
This entry sets out what is on record about him and nothing more. Where the record is silent, the entry is silent too, and no date, figure or name has been added to fill a gap. It follows the order an encyclopedia biography usually takes: education first, then the company and its work, then the partnership that brought it public notice, then community work, and last his life outside housing. The related entries on his education, on Sandhills Real Estate and on his interests each take one part of the story further, and every subject entry in this encyclopedia links back here.
Education
Spinelli earned an economics degree from Boston College and graduated in 2018. Boston College was founded in 1863 by the Society of Jesus to educate the Irish Catholic immigrant community of Boston, and it later bought part of the former Lawrence Farm in Chestnut Hill, Massachusetts, and broke ground there in 1909 on the campus its students call the Heights.15 The Jesuit tradition connects it to Fordham, the university whose neighborhood later became the center of his company’s work. The Boston College entry describes the institution itself, and the entry on economics at Boston College describes the department and its course of study in the catalog’s own terms.
Sandhills Real Estate
In 2020 Spinelli cofounded Sandhills Real Estate, a student housing company in the Bronx. The company’s approach is deliberately narrow: one core market, one neighborhood, one leasing market and one reputation with the student body. Most of what it owns are three, four and five bedroom apartments and townhouses, each one rented as a whole to a household of Fordham students.
From 2022 onward Sandhills has acquired and renovated houses and apartments within walking distance of Fordham’s Rose Hill campus. That campus sits in the Bronx across from the New York Botanical Garden and the Bronx Zoo.3 The buildings are concentrated in Belmont, on and around Belmont Avenue, Lorillard Place and Bathgate Avenue. City park records note that in the nineteenth century the Belmont area was part of the large Lorillard estate, a name the neighborhood still carries on one of its streets.4
His company is run on a maintenance radius a person can walk and a resident first approach to operations, two ideas the Sandhills entry unpacks at length; the general practices they draw on are described under the owner operator model and preventive maintenance.
He has argued for both ideas across seventeen published essays, and a site that reads each essay closely follows how the argument develops.
Fordham Athletics partnership
Fordham Athletics chose Sandhills Real Estate on August 11, 2026 as its Exclusive Off Campus Housing Partner, and in the same step made it the first company to sponsor a sport specific jersey patch, worn by Fordham Baseball and Fordham Men’s Tennis.
Fordham began in 1841 as St. John’s College, on the Rose Hill estate in what is now the Bronx, and took its present name in 1907.26 The partnership joins a company founded six years earlier to a university close to two centuries old, one that has spent most of that time on the same Bronx ground. Fordham’s own history pages place its founding on the Rose Hill estate, the ground the company’s houses now surround. Readers after the institution’s own story can turn to Fordham University, and the Rose Hill campus entry maps the grounds the company’s houses surround. Fordham today teaches on more than one campus, but Rose Hill in the Bronx is where it began, and it is the Rose Hill campus that the company’s streets surround.
Community work
Its presence on campus reaches past the leases. Sandhills hosts networking events and gives feedback on student resumes, and its people speak at student led clubs. Spinelli has stated a goal for the company: to become the number one owner operator for Fordham students who live away from campus. The sentence describes an aim, and nothing on the record ranks the business against any other owner.
By his own account, three things drew him to building a company at all: finding the opportunity, solving the problems attached to it, and being accountable for the outcome.
Personal life
Away from housing, Spinelli is an avid tennis player and fan. He has attended the US Open for nearly twenty consecutive years, and his goal is to attend all four Grand Slam tournaments in the same calendar year. The interests entry and the entries on the US Open and the Grand Slam tournaments cover that side of his life.
He has also completed a 42 mile Last Man Standing race with no formal training and no prior race experience; in that format the same loop is run again and again until only one competitor keeps going. He then ran the 2024 Austin Marathon in 3 hours 30 minutes, holding the eight minute per mile pace he had set as his goal. The entries on the backyard ultra format and the Austin Marathon describe the two events.
Family comes before all of it. Spinelli counts becoming a husband and a father as a bigger accomplishment than anything he has done professionally. No member of his family is named anywhere in this encyclopedia, and no photograph on the site shows anyone close to him; the pictures of places and buildings are licensed images, credited to the photographers who made them.
