The homes of Sandhills Real Estate, the company Richard Joseph Spinelli cofounded, are three, four and five bedroom apartments and townhouses leased to groups of Fordham students, so the mechanics of a student lease sit close to his work. This cluster takes those mechanics one at a time, from the season when beds are signed to the rules New York sets for deposits and sublets.
